Scale line
Scale line without bearing is a common problem in old certified plan especially before year 1957. This kind of survey is commenced by third class survey. Thus, when a licensed land surveyor wants to fix a common boundary, please take caution because it relates to neighbour title.
Investigation on the neighbour lot is complusory to avoid any encrouchment of boundary.
To overcome to boundary problem, look for a route where the boundary have bearing and distance. Please take note that the bearing should be title value as stated in National land code.
Check the accuracy of the route. Please bear in mind that currently, no second or third class survey are adopted. Hence, ensure the route should be in minimum requirement 1 : 8000 accuracy (first class).
Usually, one lot will absorb the misclose error and cause area difference compare with the title area. To overcome this problem, we need to to adjustment by Bowditch or transit method to adopt a better bearing and distance between 2 lots.
After we do the adjustment, please inform the Survey Department regarding the adjustment of boundary because it involve title value abd area.
