Joint Venture Survey

I received a call from a broker and request me to do joint venture survey for a piece of land. The issue I would like to emphasis here is a land with many owners in the title, a licensed land surveyor can not determine where is the portion of the particular land owned by the said person. If we look at the title, it clearly stated that the portion owned and no the actual hectareage. Thus, for this problem case, we always advise to do sub-division application to solve all the unnessary problem.

Strata Title Application

One of our customer(developer) faxed a warning letter from PTG regarding application on subdivision of building. The mentioned building had been constructed and occupied since more than 10 years ago but no title for individual parcel. The resident very annoyed and lodged a complaint to local authority.

According to Strata Act 1985 under seksyen 8. It is compulsory for a proprietor to apply subdivision of the building after 6 months of issued CFO.

If fail to fulfil above requirement, the authority has right to penalty the proprietor. The penalty please see at below.

Thus, for those apartment, condominum or whatever building more that 2 storey. The Strata act request the proprietor to supply for the subdivision of building. Please obey the law and never offence it. Otherwise you will end up like this customer.

Yesterday Pejuta has been informed all the licensed land surveyors regarding Sr. Wang Yu Yung (Jurukur Prima) dealth. The late Sr. Wang passed away at Tongguan, Conton, China on 28 October 2007 due to 'Cardiac Arrest'. Please kindly accept our condolence from all the surveyors in Malaysia. Amin.

Cadastra software (e-submit)

Dear friend,

e-submit program has been extended until 31 December 2007 but still a lot of LS still not yet started F2F. How about your company? Thus, we hope e-submit will continue. Otherwise, we need to struggle again.

Locate stesyen

Locate existing stesyen after a period of time normally a headache for a surveyor especially with a new team-mates or new labor.

Here, I would like to emphasis some advices on setting a stesyen.

1. Stesyen should be on permanent place such as road
2. Stesyen should be near to a regonised landmark such as road marker beside the road, lightpole and something that we can remember after a period of time.
3. Use ribbon to tide at the stesyen

Sometime, we are lucky and found a stesyen. The next step is set the instrument on the stesyen even though we do not have the actual bearing. By using distance information, hopefully we are able to locate the next stesyen.

Cadastra software (e-submit)

Regarding the area difference in e-submit program, I just one case only and the less work is smoothly done.

Let me brief you regarding the difference area I faced for the particular case. This is a sub-divided survey where a lot needed to divide into 2 lots with equal area according to the share portion as stated in the previous title.

As usual this title survey had been carried and checked in the cscs program. CP also has been printed out to ensure the work is carried accordingly. However, when i key in the data in e-submit. Key in data section is done in smoothly until area comparison, I noticed that the area no equally split as CP area where I generate through CSCS program.

Thus, I used the NCP files where this file is generated by e-submit and we are able to view the key in data and computation by e-submit. By using the NCP data, I noticed that the area computed by e-submit is not based on the bowditch or transit adjustment. I do not why but I have informed and discussed with officer-in-charge.

Back to your solution. You mentioned that you delete the m and c correction and you are able to get the correct area. I do not think this is a correct method. If you delete m and c correction, all the data no being rotated to actual position. Please bear in mind that this is title survey, we need to think carefully before we submit the work to JUPEM.

Recently, I have a case where QT smaller that 50% from Final title. This is a serius case and it involved a lot of parties including LS.

CSCS program is created by a ex-JUPEM officer by the name of MR. TEE. But this program need doogle to run the program. I think CPS is sufficient to produce CP and generate JK in PDF format cum 2 files requested in e-submit (*.job & *.bkl)

Land surveyor software (e_submit)

After we have key in the close the traverse, the following instruction is go to sub-program-"correction" under Data Computation as shown above.

When we press the sub-program "correction", we need to define which line is the closing line to enable the program to detect the line.

Example how we key in the closing line. You just need to type (2,3) and the box will appeal. You need to select which is the closing line.

Same procedure again but this time is to define the original line for the closing line.

Now you are able to see the above diagram.

The first bearing and distance is close bearing, while the second bearing and distance is original traverse line.

After you success reach this stage, press a "c-correction" buttom on the top and the program will automatic adjusted the whole set of traverse data.

When surveyor close the traverse at the last stesyen. We need to choice this option "14-closebearing" to define there is a closing line to the software.

This is column, user only need to enter bearing only and distance will automatic appeal from the previous database.

ANGLE DIFFERENCE

E-submit software is capable to detect right and left face bearing difference. If according to JUPEM circular, the difference can not exceed than 10 second. However, sometime the survey work is in unstable area such as swamp area, surveyor found difficult to look for stable location to set the instrument and subsequently, difference angle is normal but within the limit.

e-submit program is one of the land surveying software and currently used by all the licensed land surveyors in Peninsular Malaysia.

sometime when we key in data in e-submit program under fieldbook entry. We can see stn 9001,9002 or 9003 will appear as above diagram. I have been monitoring the problem and noticed that this series number will appeal after we enter data in difference field test.

These series of number would not appeal if we do not enter data in difference field test. Thus, please bear in mind that to avoild these series number appeal in your database, straight key in data in fieldbook rather than key in data in difference field test.

Last week my survey team had been travelled to the southern region of Johor-Sg. Rengit. This is a small fishing village and it is facing the ocean. Simple village but you can see a lot of ships around this area.

Further to one of my junior email. Here I would like to share some information regarding this land survey software-CSCS.

Land Survey software-CSCS is just a programme created by a local ex-JUPEM officer. There is no avaible website regarding this program. However, you are able to contract the person whom created this program by his handphone 012-3662176, 03-78769475or by his email teese@streamyx.com.

The first objective of your reseach is too general because this is just a process of learning how to use the CSCS program.

1) to process solar observation

comment:

i) CSCS has this facility to genarate the solar computation. There is nothing to look into unless you can create a program for solar computaton.

ii)If you look properly into the CSCS program, this program do not need to input annually 6 parameter as requested by JUPEM F2F or e-submit program.

Perhaps you can modify the F2F program where we do not need to input annual 6 parameters. There is a formula where it can computate automatic. Please search and look for the formula.

2) create JK and CP

The main function of CSCS program is for genearate JK & CP. So, what you want to study into this software.

3) Evaluate output quality of digital data through SPEK

Comment:

The system have been setted by JUPEM.

Refering to you email regarding circular 11/2005. All the licensed land surveyor arerequested to submit all the cadastra works in digital format as you stated 16 ASCII files.For your information, CSCS program is unable to generate 16 ASCII files.

The 16 ASCII filesare generated from e-submit program or TSM method.

e-submit

This program is created by JUPEM to enable all the licensed land surveyor to familiar the F2F concept. This is a semi-F2F method where we are still using field book to key in raw data.

TSM

This is a mapinfo program and use by JUPEM. This is 100% F2F concept.

Lastly, I think the topic is not suitable for the reseach because CSCS is just a program to generate only 2 files as requested by JUPEM now-job & BKL.
