Strata Title Application

Past few days, I have a meeting with PTG officers from Johor regarding Strata title application. Consent letter from bank is one of the main issue why some strata titles take long period to apply. Usually, property owner will take loan from banker on buying property and title will be caveat under banker.

In fact in the strata title application checklist, consent letter is compulsary to be submmitted. However, there are some improvement have been done by PTG to speed out the strata title application. They do not want this small issue and cause the land owner or developer do not apply strata title.

According to PTG officer, for those parcel which have caveat. The caveat would not be deleted when the strata title being issued. The caveat will autimatic carried forward to the strata title. By this improvement, no parties can be point finger of late issueing strata title.

Asbuilt survey

Asbuilt survey is a survey that a surveyor need to record all the permanent features on the ground such as :-

1. Building
2. Drain (Specify dimension of the drain)
3. Culvert (Specify in isometic diagram as above)
4. Electric pole
5. Phone pole
6. Hydrane
7. Road
8. Fence (Need to specify type of fence)
9. and all the permanent features on the ground

Presently, all the surveys data can be easily record into the total station and just download when completed. There are no more re-key in data as previously. However, diagram in field is vital because without a proper diagram. You will notice that it is a difficulty to join the survey data especially drain.

Be patient when in the field. Look around the site before you start the as-built survey so that you can image the all structures in the site.

Laser RangeFinder

Laser Rangefinder is important tool in strata title measurement. Normally, surveyor is using measurement tape for the measurement.

By using measurement tape, there are a few disadvantages:-

1. Error in reading
2. Need at least 2 person to handle the measurement and so on.
3. Measure height

Bench mark around Bukit Cina, Melaka is near to Shell Station towards to Semabok. RL for BM0160 is 4.036 meter.
